How we decide what a roof needs
Most calls start the same way: a stain on a ceiling, shingles in the yard after a storm, or a roof that simply looks tired from the street. The first job is working out whether the covering has reached the end of its life or whether one detail has failed. A single flashing joint at a chimney, a worn valley, or a run of wind lifted tabs on a roof with years left in it is a repair. Granules washing into the gutters, curling and brittle shingles across the field, and water showing in more than one room usually mean a replacement is the cheaper answer over the next decade.
Low slope and flat sections get judged differently. Those roofs hold water rather than shedding it, so the seams, the perimeter terminations, and the drainage decide whether the roof stays dry. A sound rubber membrane with a failed seam is a repair. A membrane that has gone brittle, shrunk back at the edges, or been patched several times is ready to be replaced.
Whatever the answer is, we say it plainly and put it in writing. Roofing in Massachusetts runs under the state building code, 780 CMR, and replacements are generally permitted through the building department of the city where the property stands. We handle that permit as part of the job.
